Cu privire la aleile din interiorul complexului au fost propuse doua solutii: alei din beton sau inlocuirea partilor deteriorate din actualele alei. Trebuie sa comunicam in zece zile ce solutie dorim noi&lt;/span&gt;”.&lt;/p&gt;    &lt;p style="color: rgb(255, 255, 102);" class="MsoNormal"&gt;Asta zice ieri marele conducător, priceput în toate, de neclintit din funcţia de preşedinte, făuritor de ştampile false şi acte notariale fără valoare, investitor imobiliar şi câte şi mai câte, Dumitrescu. Auzi nene, înlocuiesc ei ce s-a distrus după o iarnă. Da după iarna viitoare cine le înlocuieşte. Cică au adus piatra taman de pe la mare de undeva. Ia să-l văd io pe meseriaşu’ de-o accepta, cum se-ntoarce vară de vară din concediu cu portbagaju’ plin de cataroaie de la mare… Şi poate nu-i ajung… E, cine n-ar vrea să meargă de mai multe ori în concediu, într-un an? Ori daca n-are chef, să semneze că la vrea din beton. Din beton să-şi pună la tac-su-n grajd, ca să lunece cazmaua mai bine la rânit. Cel puţin, ş-aşa nu prea ai unde te da cu rolele în oraş. Dar când orice gospodină care şi-a cumpărat de la tarabă două numere de &lt;i style=""&gt;Casa Lux&lt;/i&gt;, &lt;i style=""&gt;Căminul&lt;/i&gt; şi &lt;i style=""&gt;Casa Mea&lt;/i&gt; se poate declara dizainăr, la ce poţi să te aştepţi… Mor de curiozitate să văd ce diplomă de dizainăr are dizainăru’ ăla angajat de ei. Da’ aşa-i românu’, priceput la toate, mai ales la fotbal şi construcţii. În condiţiile în care magazinele de materiale de construcţii gem de oferte cu materiale de podit alei, ce i-o fi apucat pe ei sa le facă din materiale de rahat? De ce naiba n-au întrebat pe nimeni? Sorry… uitasem, dizainăru’. De ce nu le-a facut din mătase cusută cu haur, sau din piele de crocodil, că erau la fel de “materiale naturale, mai scumpe”. Şi la fel de rezistente. De ce nu e tras dizainăru’ la răspundere, să le refacă din banii lui şi trebuie sa pătimească tot săracii locatari? Poate că dizainăru’ nu e angajat sau poate el n-are contract pe urma căruia să poată fi belit. Poate ca el nici nu există… Aş vrea să-l cunosc şi eu pe dizainăr, să-i spun fo două de mă-sa, că numa ea a fost de vina când l-a dat la şcoala aia de dizainări.&lt;/span&gt;&lt;i style=""&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/i&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin-left: 18pt; color: rgb(255, 255, 102);"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/p&gt;    &lt;p style="color: rgb(255, 255, 102);" class="MsoNormal"&gt;&lt;o:p&gt;&lt;/o:p&gt;Şi ca sa nu vorbim vorbe, uite ce zic normativele:&lt;/p&gt;    &lt;p class="MsoNormal" style=""&gt;&lt;b&gt;NP 05702 - „Normativ privind proiectarea clădirilor de locuinţe (revizuire NP 01696)"&lt;o:p&gt;&lt;/o:p&gt;&lt;/b&gt;&lt;/p&gt;    &lt;p class="MsoNormal" style=""&gt;&lt;b&gt;&lt;i style=""&gt;3.2.(A). Siguranţa circulaţiei pe căi pietonale exterioare&lt;o:p&gt;&lt;/o:p&gt;&lt;/i&gt;&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;[…]&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;h. stratul de uzură, al căilor pietonale, va fi astfel rezolvat, încât să împiedice alunecarea, chiar şi în condiţii de umiditate;&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;i. panta căii pietonale va fi:&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;• în profil longitudinal max. 5 %;&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;• în profil transversal max. 2 %;&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;j. denivelările admise pe traseul pietonal (dacă nu pot fi evitate), sunt de max. 2,5 cm; &lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;k. rosturile între dalele pavajului, sau orificiile de la grătarele pentru ape pluviale, vor fi de max. 1,5 cm;&lt;/p&gt;  &lt;p class="MsoNormal" style=""&gt;[…]&lt;/p&gt;    &lt;p class="MsoNormal" style=""&gt;&lt;b&gt;NP 06802 - „Normativ privind proiectarea clădirilor civile din punct de vedere al cerinţei de siguranţă în exploatare"&lt;o:p&gt;&lt;/o:p&gt;&lt;/b&gt;&lt;/p&gt;    &lt;p class="MsoNormal" style=""&gt;&lt;b&gt;2.(A).2. Nu e      bun deloc pentru aşa ceva. E bun de facut ciment din el, si cam atat. &lt;/span&gt;&lt;span class="def"  style="font-size:130%;"&gt;&lt;b&gt;MÁRN//Ă ~e&lt;/b&gt; &lt;i&gt;f.&lt;/i&gt; Calcar argilos, folosit ca materie      primă la fabricarea cimentului. /&lt;fr.&gt;&lt;i&gt;marne&lt;/i&gt;, it. &lt;i&gt;Marna.&lt;/i&gt;&lt;b&gt;      &lt;/b&gt;&lt;span style=""&gt;Asta zice NODEX-ul. Cred ca      dizainăru’ ăla al lor n-a prea dat pe la geografie la şcoală, că altfel ar      fi ştiut. Şi, ca materie primă în fabricarea cimentului, nici n-a fost aşa      de scumpă. Ce, dacă zic ei, noi trebuie să-i şi credem?&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/fr.&gt;&lt;/span&gt;&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;&lt;span style="font-size:130%;"&gt;Pământul de sub alei se      compactează în straturi de maxim 10 cm. Dar nu, băeţii l-au bătut pe tot      dintr-una. Mai bine, mai rău, cum or fi mâncat şi ei de dimineaţă. D-aia      acuma aleile se tot scufundă.&lt;/span&gt;&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;&lt;span style="font-size:130%;"&gt;De obicei, toate placajele      din piatră naturală, nefălţuită (brută), se fac prin alegerea pietrelor      astfel încăt suprafaţa rosturilor să fie cât mai mică. Nuuu, la Jupiter      s-a făcut altfel. Suprafaţa rosturilor cât mai mare. Mă mir că n-a ieşit      mai mare decât suprafaţa placajului.&lt;/span&gt;&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;&lt;span style="font-size:130%;"&gt;La toate pardoselile,      indiferent din ce placaj, dacă piesele nu se îmbucă (ca la pişcoturile      alea prefabricate) şi dacă grosimea pieselor este variabilă, punerea în      operă se face pe pat de mortar, pe o şapă slab armată (adica cu plasa de      sârmă). La jupiter nu e şapă. Nici pat de mortar. Băeţii au împrăştiat      nişte nisip pe sub alei, pe urmă au presărat nişte ciment, pe care l-au      udat cu furtunu şi… dă-i să meargă. Ieri (24), însă datată cu data de alaltăieri (23), dar chiar şi aşa depăşind cu două zile termenul legal de 30 de zile pentru răspuns a apărut reacţia scrisă la solicitarea Asociaţiei de proprietari depusă cu numărul de intrare 557/23.06.2008 la sediul RCC şi adresată investitorului, executantului şi proiectantului acestora.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;p class="MsoNormal"&gt;&lt;span style="font-size:130%;"&gt;Astfel, din ciclul "Păcăleală pă faţă”, sub egida “nici nu mai ştiu dacă să râd sau să mă umfle plânsul” va prezentăm produsul unor minţi luminate la solicitările noastre cinstite.&lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;span style="font-size:130%;"&gt;Ne-am luat libertatea de a include în răspunsul primit şi formularea iniţială a problemelor menţionate. indiferent de forma de proprietate sau destinatie - denumite in continuare constructii, precum si lucrarilor de modernizare, modificare, transformare, consolidare si de reparatii ale class="MsoNormal"&gt;[...]&lt;o:p&gt;&lt;/o:p&gt;&lt;/p&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;&lt;b style=""&gt;Art. 17.&lt;/b&gt; - &lt;i style=""&gt;Receptia constructiilor constituie certificarea realizarii acestora pe baza examinarii lor nemijlocite, in conformitate cu documentatia de executie si cu documentele cuprinse in cartea tehnica a constructiei. &lt;b style=""&gt;Cartea tehnica a constructiei&lt;/b&gt; cuprinde documentatia de executie si documente privitoare la realizarea si exploatarea acesteia. Ea &lt;b style=""&gt;se intocmeste prin grija &lt;strong&gt;investitorului&lt;/strong&gt; si se preda proprietarului constructiei&lt;/b&gt;, care are obligatia sa o pastreze si sa o completeze la zi; prevederile din cartea tehnica a constructiei referitoare la exploatare sunt obligatorii pentru proprietar si utilizator. Receptia constructiilor se face de catre investitor - proprietar, in prezenta proiectantului.&lt;/i&gt;  &lt;/p&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;[...]&lt;o:p&gt;&lt;/o:p&gt;&lt;/p&gt; prin &lt;strong&gt;&lt;span style="font-weight: normal;"&gt;diriginti de specialitate&lt;/span&gt;&lt;/strong&gt; sau agenti economici deconsultanta specializati, pe tot parcursul lucrarilor;&lt;o:p&gt;&lt;/o:p&gt;&lt;/i&gt;&lt;/p&gt; de constructii la terminarea lucrarilor si la expirarea perioadei de garantie&lt;/i&gt;&lt;/b&gt;&lt;i style=""&gt;;&lt;o:p&gt;&lt;/o:p&gt;&lt;/i&gt;&lt;/p&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;g) &lt;b style=""&gt;&lt;i style=""&gt;intocmirea &lt;strong&gt;cartii tehnice a constructiei&lt;/strong&gt;&lt;/i&gt;&lt;/b&gt;&lt;i style=""&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;&lt;b style=""&gt;&lt;span style="" lang="IT"&gt;Art. 47.&lt;/span&gt;&lt;/b&gt;&lt;span style="" lang="IT"&gt; - &lt;i style=""&gt;In toate situatiile investitorului este depozitarul arhivei privind lucrarea in cauza.&lt;/i&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;[...]&lt;/p&gt;  &lt;p style="color: rgb(255, 255, 255);" class="MsoNormal"&gt;&lt;span style="" lang="IT"&gt;2. &lt;b style=""&gt;&lt;i style=""&gt;Receptia la terminarea lucrarilor - receptia efectuata la terminarea completa a lucrarilor unui obiect sau unei parti din constructie, independenta, care poate fi utilizata separat.&lt;/i&gt;&lt;/b&gt;&lt;i style=""&gt;&lt;br /&gt;&lt;/i&gt;3. &lt;b style=""&gt;&lt;i style=""&gt;Receptia finala - receptia efectuata dupa expirarea perioadei de garantie.&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;4. &lt;b style=""&gt;&lt;i style=""&gt;Perioada de garantie - perioada de timp cuprinsa intre data receptiei si terminarea lucrarilor&lt;/i&gt;&lt;/b&gt;&lt;i style=""&gt;, a carei durata se stabileste prin contract si in cadrul careia antreprenorul are obligatia inlaturarii, pe cheltuiala sa, a tuturor deficientelor aparute datorita nerespectarii clauzelor si specificatiilor contractulale sau a prevederilor reglementarilor tehnice aplicabile.&lt;/i&gt;&lt;br /&gt;5. &lt;b style=""&gt;&lt;i style=""&gt;Cartea tehnica a constructiei&lt;/i&gt;&lt;/b&gt;&lt;i style=""&gt; - ansamblul documentelor tehnice referitoare la proiectarea, executia, receptia, exploatarea si urmarirea comportarii in exploatare a constructiei si instalatiilor aferente acesteia, cuprinzind toate datele, documentele si evidentele necesare pentru identificarea si determinarea starii tehnice (fizice) a constructiei respective sia evolutiei acesteia in timp .&lt;/i&gt;&lt;br /&gt;6. &lt;b style=""&gt;&lt;i style=""&gt;Proprietar - dupa incheierea procesului-verbal de receptie de la terminarea lucrarilor, investitorul poarta denumirea generica de proprietar.&lt;/i&gt;&lt;/b&gt;&lt;/span&gt;&lt;i style=""&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/i&gt;&lt;/p&gt;  &lt;/p&gt;&lt;p style="color: rgb(255, 255, 0);" class="MsoNormal"&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="" lang="IT"&gt;&lt;span style="font-weight: bold;"&gt;Comentariu:&lt;/span&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;ol style="margin-top: 0cm; color: rgb(255, 255, 0);" start="1" type="1"&gt;&lt;li class="MsoNormal" style=""&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="" lang="IT"&gt;Legea 10/1995      este simplă, fără nimic de interpretat. Zice clar ca la proprietar trebuie      să ajungă cartea tehnică. Nu la investitor, nu la fostu’ proprietar, ci la      actualul.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="" lang="IT"&gt;H.G.273/1994      este niţel mai complicată (pentru cine nu e în stare să o înţeleagă) sau      mai permisivă (pentru cine îşi doreşte cu tot dinadinsul să o interpreteze      trunchiat în favoarea proprie). Dar mai bine explic. Întâi de toate, Art.46 zice că      orice investitor are obligaţia să ţină de cartea tehnică atâta timp cât      trăieşte construcţia. Pentru cine nu pricepe sau nu vrea să priceapă,      acesta este cazul general valabil. Orice construcţie are un investitor      (logic), c-o face pentru el sau c-o face s-o vândă. Dar, pentru cine are      ochi să citească (în anexa 5, pct.6), acest investitor se cheamă, odată cu      recepţia la terminarea lucrărilor, &lt;b style=""&gt;proprietar&lt;/b&gt;.      Iar, în situaţia în care nu mai este proprietar, prin vânzarea construcţiei      altcuiva, acest altcineva devine &lt;b style=""&gt;proprietar&lt;/b&gt;.      Şi tot pentru cine nu pricepe sau nu vrea, sugerez citirea atentă a      normelor de intocmire a cărţii tehnice (Cap.3, Art.20): &lt;b style=""&gt;“La schimbarea proprietarului, cartea      tehnică a construcţiei va fi predată noului proprietar...”&lt;/b&gt;. Ei, şi cum      investitorul Jupiterului şi-a schimbat blana în proprietar pentru B şi C      în octombrie 2006, iar pentru A în martie 2007, iar între timp nici      această calitate n-o mai are, prin vânzarea apartamentelor, nu înţeleg în      ce calitate legală ţine cu tot dinadinsul să nu predea documentaţia      asociaţiei de proprietari. Daca doreste cu tot inadinsul sa pastreze ceva, atunci sa pastreze arhiva, asa cu il lasa Art.47. &lt;span style=""&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;/ol&gt;  &lt;p style="color: rgb(255, 255, 0);" class="MsoNormal"&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="" lang="IT"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="color: rgb(255, 255, 0);" class="MsoNormal"&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="" lang="IT"&gt;Şi ca să intru niţel şi în implicaţii juridice, investiţia s-a făcut şi prin folosirea avansurilor luate de la viitorii proprietari. Chiar dacă investitorul oficial a fost unul singur, acesta este legat prin contracte individuale de terţi ce se pot constitui ca parte în investiţie. Şi implicit, aceşti terţi pot cere în justiţie justificarea modului în care au fost investiţi banii lor. Au fost ei investiţi de promitent / vânzător conform cu prevederile contractuale sau nu? De ce? Sunt informaţii cu caracter general, ce privesc toţi membrii asociaţiei, nu doar pe cei înregistraţi pe grupul Yahoo. Corespondenţa dezvaluită le este adresată tuturor locatarilor din complex pentru că toţi au dreptul de a cunoaste ce s-a întreprins în reprezentarea lor. Restricţionarea accesului la informaţie este un deziderat defavorizant. Cu toţii avem dreptul la opinii, mai ales când este vorba de confortul nostru.&lt;br /&gt;&lt;br /&gt;Cu toate acestea, administratorii forumului nu-şi asumă responsabilitatea conţinutului comentariilor postate. Ele beneficiaza de dreptul la liberă exprimare, nerestricţionat pe acest blog. Cu toate acuzele de cenzură, aceasta nu există decât în cazuri particulare, unde conţinutul comentariilor are un caracter discriminatoriu. Asociatia a considerat ca este foarte bine sa dea curs invitatiei RCC de a le prezenta o lista cu deficiente de remediat si cu lucrari neexecutate sau cu defecte. Mai ales ca aceasta lista exista, fiind in prealabil intocmita de defuncta Comisie de preluare a spatiilor comune. Pentru cei ce nu cunosc, aceasta lista a fost facuta publica prin afisare in toate cele trei blocuri, de trei ori la rand, iar de trei ori la rand a fost smulsa, rupta, subtilizata, pentru a nu putea fi cunoscuta. De catre Ugur, fratele Yilmaz mai mic. Motivul: "era prea complicata, lumea n-ar fi inteles-o". De parca ar fi fost el desemnat in unanimitate de catre locatari sa decida capacitatea de intelegere a acestora. Ulterior s-a recurs la distribuirea listei personal, sau in posta. De altfel, nici din posta nu-i prea greu de scos ceva...&lt;br /&gt;&lt;br /&gt;Prezentam ultima tentativa a asociatiei de stabilire a unei comunicari cu ceilalti actori implicati. Mentionam ca astazi s-a implinit taman o luna de la aceasta incercare. In acest timp nu s-a primit nici un raspuns oficial la cerintele asociatiei, nici pentru aceasta solicitare, nici pentru cele anterioare. Nici nu s-au respectat termenele dorite de asociatie pentru obtinerea doritei carti tehnice a imobilului sau pentru raportul constatativ solicitat, cu privire la duiumul de probleme mentionate. O fi adevărat, n-o fi?  &lt;p class="MsoNormal"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;Citat de pe grupul Yahoo al Jupiterului: “Fiecare e liber sa faca ce vrea, dar parerea mea e ca asemenea actiuni (site, ziar, televiziune) nu ne ajuta, ci dimpotriva irita si mai mult si, asa cum s-a mai zis ne scad din valoarea apartamentelor.”&lt;/p&gt;    &lt;p class="MsoNormal"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;br /&gt;Să analizăăăm… cam ce opţiuni avem:&lt;/p&gt;  &lt;ol style="margin-top: 0cm;" start="1" type="1"&gt;&lt;li class="MsoNormal" style=""&gt;Presupunem      că în complex nu există nici o problemă a construcţiilor. Acuma-i simplu. Nu      trebuie să facem nimic. Dar intr-un an, doi, încep să răsară ţânţari prin      subsoluri, aerisim băile prin dormitoare, călcăm pe lângă alei ca să nu ne      rupem picioarele. Chestii uzuale, nici nu pomenesc de vreun accident care      să aibă legătură cu chestii mai grave. Scotem bani şi le reparăm? Poate. Să      vedem cine-i dispus… Asta aşa, ca să nu le scadă, vezi doamne, valoarea.&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;Presupunem      că în complex sunt probleme, dar le ignorăm şi ne facem că nu există.      Şşşt, să nu cumva să scadă valoarea apartamentelor. Aşteptăm un an, doi să      ajungem în situaţia descrisă la punctul anterior. Ce facem atunci? Băgăm      mâna în buzunar, ca să nu scadă valoarea.&lt;/li&gt;&lt;li class="MsoNormal" style=""&gt;Acceptăm      că există probleme şi facem tot ce-i posibil ca ele să fie remediate pe      banii ălora de le-au creat. Se repară şi… nu scade valoarea. Ţin mult şi      bine şi… nu scade valoare. Nu trebuie să plătim noi şi, culmea… tot nu      scade valoarea.&lt;/li&gt;&lt;/ol&gt;  &lt;p class="MsoNormal"&gt;A văzut cineva o dacie tunată? Îmi inchipuiam… Eleroane, spoilere pe ea, apţibilduri cu flăcări, jante de aliaj, tobă de inox, fiţe. Acum, a văzut cineva o dacie tunată, trasă pe marginea drumului, cu unu’ băgat pe jumate sub capotă, cu mâinile pline de ulei? Nimic nu mă reţine să o compar cu complexul Jupiter. Nou, frumos, cu grădini, cu apă, cu amoraşi, cu fântână de prost gust, cu gresie pe holuri, dar tot timpul trebuie reparat la el. Cred că nu asta intenţionam când am cumpărat apartamente aici.&lt;span style=""&gt;  &lt;/span&gt;În mod normal, la o construcţie nouă, 15 ani n-ai ce repara la ea. La Jupiter, după juma’ de an, sunt reparaţii de făcut, cu duiumul. Mie expirare de garanţie îmi spune ceva nasol. Nu ştiu altora… Ca să dezvolt, după recepţia finală e un fel de prinde orbu’, scoate-i ochii. Dacă mai ai pretenţii ca cineva să vină să repare, trebuie dovedit în instanţă că nu le-am stricat noi după perioada de garanţie. Cu avocaţi, cu martori, cu expertize, tot tacâmul. Sau înghiţim în sec şi le facem pe banii noştri. Deh, valoarea...&lt;br /&gt;&lt;/p&gt;    &lt;p class="MsoNormal"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;br /&gt;Hai că să mai repare câte ceva, s-au apucat. Bine, prost, intenţia contează… Dar cui se datorează această intenţie. Ălora de au dus o activitate susţinută de a sta cu mâinile-n sân? Miram-aş. Ori ălora care întreprind aceste acte condamnabile de iritare şi de scădere a valorii investiţiilor unora? La urma urmei, cam pentru asta, unii s-au decis mai repede să cumpere aici. Se dea un tenis cu băieţii, să se lăfăie în sauna, să cadă sub masă în club şi să-şi vadă nevestele căpătând siluete filiforme. În fine, socoteala de la casa a veche nu se potriveşte cu socoteala de la casa a nouă. Termenii contractuali sunt nulificaţi de capriciile unui rechin imobiliar ce s-a vazut cu toate ouăle-n cos şi care nu se mai îndură acum să-şi desfacă baierele pungii şi să-şi ţină cuvântul.&lt;br /&gt;&lt;p class="MsoNormal"&gt;&lt;br /&gt;Dar sa nu vă-nchipuiţi că explicaţii nu există. PR-ul RCC-ului trăieşte şi-şi face datoria: "facilităţile promise în antecontract aveau un caracter de marketing", "asociaţia nu este în stare să le gestioneze" sau "v-aţi certa pe ele, aşa că mai bine nu vi le mai facem". Neoficial, pentru că oficial, bineînţeles este o tăcere abisală. Ei nu răspund la provocări. Marketing… ştiu eu că se face unui produs existent sau unui produs ce va exista. Nu-i ca şi cum ai vinde câinele de la Agip, când toată lumea ştie că aşa ceva nu există. Sau facilităţile există în complexul Jupiter? Sau nu? Am avut, dar s-a terminat. Şi tare mi-e teamă că, aşa cum se-ntâmplă la noi intotdeauna, n-o sa-l alegem din mai multe variante plauzibile, ci o să înscăunăm unul cu forţa. Dar, el trebuie să-ndeplinească nişte condiţii, cum ar veni, fişa postului. Unii recomandă ca el să aibă experienţă, cumpătare, înţelepciune, un fel de figură părintească ce va păstori membrii asociaţiei şi va rezolva problemele tuturor, inclusiv ale sictiriţilor şi ale preţioaselor ce nu se sinchisesc nici măcar să scoată pălăria. Fostul preşedinde sugerează o cercetare a cazierului şi, de ce nu, un control psihologic al candidaţilor. Îmi exprim şi eu opţiunea în privinţa calităţilor viitorului preşedinte al asociaţiei. mişto", "la f**ui mă-sa" aduc în mintea fiecăruia imagini de calitate, profesionalism şi seriozitate. Da. În acelaşi ciclu, rovine vă prezintă un episod din serialul "Jupiter, ca la noi, la nime".&lt;/span&gt;  &lt;p class="MsoNormal" style="text-indent: 36pt;"&gt;&lt;span style="font-size:100%;"&gt;Păi, s-o luam de la început. Acest ansamblu rezidetial (nu e o greşeală, vom reveni într-un alt post), a fost realizat de &lt;a href="http://www.rcc-grup.ro/despre.php"&gt;"unul dintre principalii dezvoltatori de pe piata imobiliara din Romania, specializat in construirea de proiecte rezidentiale"&lt;/a&gt; care "cu experienta si dedicatie" realizează ansambluri rezidenţiale &lt;a href="http://www.rcc-grup.ro/despre.php"&gt;"atat in capitala, cat si inalte zone ale tara"&lt;/a&gt;. Mda. Sigur o ştiţi p-aia cu găina şi oul de aur sau p-aia cu tichia de mărgăritar. Înţeleg şi eu că să te fuduleşti e o treabă de marketing, dar poate e mai bine sa astepţi laude întâi. De unde-o veni această experienţă a unei firme ce doar ce s-a apucat de construit sau cum de-a ajuns ea atât de principală? Sunt de acord sa te compari cu colegii de clasa. Si e normal ca un corijent să nu se raporteze la premianţii clasei, ci, mai degrabă, la repetenţi. Noi, românii, cred ca avem o problemă în aprecierea calităţii. Dacă mediu e bun şi submediocru e acceptabil, cred că suntem în stare să acceptam multe. Trăim o senzaţie de mulţumire când ţeapa nu e tun.&lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal" style="text-indent: 36pt;"&gt;&lt;span style="font-size:100%;"&gt;Şi, ca să revenim, experienţa şi profesionalismul dezvoltatorului în cauză a facut ca la nici juma' de an de la darea în folosinţă, această placă turnantă în ascensiuna sa în ierarhia bandiţilor imobiliari, Jupiter, să plângă prin subsoluri. De ce? Păi, numai bine, apa a avut timp să-şi croiască drum prin straturile de protecţie. Fix pix, băieţii o rezolvă. Bagă ei frumos mişto nişte smacolină pă unde iese apa şi gata. Vede lumea infiltraţii? Nici o problemăăă… Ia spoiţi bă şi pereţii, să nu se mai cunoască. text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/p&gt;  &lt;ol style="margin-top: 0cm;" start="1" type="1"&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Alegerea conducerii permanente;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Votarea bugetului pentru cheltuieli curente;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Votarea salariilor conducerii asociaţiei;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Votarea salariilor pentru personalul de      întreţinere şi pază;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Stabilirea limitei cheltuielilor pentru      investiţii, a căror decizie poate fi luată de Comitetul Executiv al      asociaţiei fără convocarea adunării generale;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Stabilirea modului de colectare a observaţiilor      cu privire la regulamentul de ordine interioară;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="text-align: justify;"&gt;&lt;b style=""&gt;&lt;span style="letter-spacing: 1pt;"&gt;Confirmarea poziţiei şi a statutului Comisiei      pentru preluarea spaţiilor comune, în exerciţiu.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/b&gt;&lt;/li&gt;&lt;/ol&gt;
